There are 24 custom lots in Spyglass. They are on Rocky Point and Muire Beach Circle ranging from interiors up to 12,801 Sq Ft , averaging 4,200 and lots of 5,500 to 65,000 Sq Ft. Unlike most of Newport Coast Spyglass lots typically include the slope.
Tradewind and Cape Horn models south of Spyglass Hill Road were built without powder rooms although some have been added where a closet existed. The Nantuckets on the south side were totally different upstairs. The master bedroom has a fireplace, there is a bonus room in addition to three other bedrooms. Northwest of Spyglass Hill Road Lust removed an upstairs fireplace as is the bonus room and the three bedrooms were much larger. Southport varies on both sides of Spyglass Hill in square footage depending on the exterior elevation. Ranging from 5 to 6 bedrooms. The "E" plan boasted the largest bonus room . Square footage ranged from 3736 to 4072. Leasehold existed at first in the early 1970's.The hill is terraced so that only one street (excluding Cul de Sacs and Circles) has homes on both sides, The only street with both sides built is Point Loma where you will find only 2 story homes. Homes on the northwest side with views typically overlooked Pacific View Cemetery with some benefiting from ideal planting to allow ocean view without the cemetery.
In the last phase (South East of Spyglass Hill Road) three new plans were introduced. The Coronado ,Del Mar and Newporter . It was thought to market a smaller hope to bring in Irvine school district families.
